Can you hold a property before I apply?
We rent homes on a first-come, first-served basis with completed applications and required fees. To secure a rental, we recommend applying as soon as possible. -
What payments are due before move-in?
Typically, tenants are required to pay the first month’s rent and a security deposit prior to move-in. In some cases, last month’s rent may also be required—this depends on the specific property. -
How old do I need to be to apply?
All applicants must be at least 18 years old or legally able to enter into a lease agreement. -
Is the security deposit refundable?
Yes. Your deposit is refundable, provided the property is left in good condition beyond normal wear and tear and all lease obligations are met. Deductions may be made for damages, unpaid rent, or cleaning costs. -
When is a cosigner needed?
A cosigner may be required if an applicant doesn’t meet the credit, income, or rental history criteria. Cosigners must meet financial qualifications and sign a guarantor agreement. -
How do I apply for a property I’m interested in?
You can apply online through our website. A completed application, supporting documents (such as ID and proof of income), and the application fee are required. -
How do I pay rent?
Rent can be paid through our secure online tenant portal, which is available 24/7. We also offer other payment options as needed, such as bank transfers or checks. -
Can I get a pet while renting?
Check your lease agreement first and contact us for approval. Some properties allow pets with an additional pet deposit or monthly pet rent, while others may have restrictions or prohibitions. -
What happens if my roommate moves out and I want to stay?
If your roommate moves out, you may need to qualify on your own or arrange for a new roommate to be added to the lease with management approval. All tenants remain responsible for the full lease term unless officially released. -
I plan to move out at the end of my lease. What should I do?
Please review your lease for the required notice period—most leases require written notice 30 days before move-out. Submit your notice in writing before the deadline to avoid penalties. -
Who handles repairs and maintenance?
We handle routine repairs and maintenance requests. Tenants may be responsible for damages caused by negligence or misuse. All requests should be submitted through the tenant portal so we can respond promptly.
